Commercial and industrial

Commercial EICRs are almost always quoted per circuit — £30–£50 each is the current going rate — because test time, not floor area, drives the hours. A small shop with 12 circuits is a morning; a distribution-heavy industrial unit can run to hundreds of circuits and several days. Get the circuit count agreed before the quote, or the price will move.

FAQ

How much does an EICR cost in the UK?
Most UK price guides put a domestic EICR between £100 and £250, with an average around £180–£200. Smaller flats sit near £100–£150; large houses £250–£400+. Commercial reports are usually priced per circuit, around £30–£50 each.
Why do EICR prices vary so much?
Price scales with the number of circuits (test time), property size and age, access (furniture, lofts, tenant availability), region and whether you book direct or through a letting agent. An agency-marked report can cost £240–£540 for the same flat a direct electrician covers for £150.
Is remedial work included in the EICR price?
Rarely. The fee covers inspection and testing only. C1/C2 remedials, further investigation for FI items and any re-test are charged separately — ask for remedial rates up front so a C2 does not ambush the budget.
Do landlords pay more for an EICR than homeowners?
The inspection itself costs the same for the same property. Landlord pricing differs only when agents add admin or because landlords buy several reports a year — which is where direct quotes and portfolio rates matter.
